Common questions about buying a home

Buying a home is one of the biggest decisions you’ll make. Here are the questions we hear most often — answered honestly, so you know exactly what to expect.

We are not salespeople. We will never strongarm you into making a move that doesn’t make sense or that isn’t in your interests. Whether the market is “good” has a lot more to do with your own personal goals and timeline. In any sort of economy or home market, we will lead by getting you clear on your “why,” and ensure that your next home is the right fit, at the fairest price, and in the best condition.

It’s a common misperception that you need 20% down to buy a home. (The average American homebuyer only puts down about 10%.) Many home buyers only put down as little as 3-5%, depending on the loan type. And for homebuyers using VA or down payment assistance, you could in theory pay 0% down. On top of your down payment, you should be prepared for closing costs that usually range from 1-2% of the purchase price; these can include loan expenses, escrow setup, broker fees, and recording expenses. You should also be prepared for about $800 to $1,000 for your lender’s appraisal, and anywhere from $600 to $1,000 for a home inspection, too. Importantly: closing costs are negotiable! It is very common to ask the seller to pay some or all of your closing costs, which could mean potentially thousands in out-of-pocket savings for you. And for other factors besides the physical building itself that may affect your bottom line — such as the HOA if you’re buying a condominium; the cash flow and tenant situation if you’re buying a rental or a commercial property; or the zoning regulations that are influencing value and future use — we will employ our expertise to ensure you have the clearest possible picture for making your decision.

From offer to close, most purchases take 30 to 45 days depending on your loan, and on your and the seller’s timelines. If you’re using a VA loan, we factor in any additional inspection or appraisal timelines upfront. We’ll set realistic expectations from day one and keep things moving.
