About Transaction Fees
In most cases, seller fees include both seller and buyer costs. Buyer fees may differ and can often be negotiated as part of the transaction. Final details are confirmed when terms are agreed upon.

Understanding Buyer Representation Fees
The way buyer agent fees work has changed, so we want to be very clear about it all.
Before you start touring homes and writing offers, state law now requires buyers to agree in writing to work with their agent, which includes what their agent’s commission is. Many people still assume the seller always pays this fee. Sometimes that’s true — but it’s no longer guaranteed. Buyer agent compensation is now something you will see on the first page of the purchase agreement, and whatever the seller pays is fully negotiable between buyer and seller.
Our buyer agent fee is 3%. In many transactions, the seller’s offer of compensation covers this cost. If it doesn’t, the difference becomes part of the buyer’s closing costs: this can be something we request the seller to pay, or the buyer may be responsible for the difference in the same way you pay for a home inspection, an appraisal, or setting up your home loan. In all cases, we walk through this upfront so there are no surprises later.
What you’re paying for is experienced representation. In competitive markets, we help buyers win the right home without writing endless offers or overpaying. In slower markets, we negotiate carefully to secure lower prices and better contract terms. The result is a smoother process, fewer missed opportunities, and stronger outcomes overall.
