Putting your home on the market can be stressful, but with the right strategy, data, and negotiation approach, even the most complex situations can be met with ease. Here's how we'll ensure a smooth process:

Step 1: Goal Setting + Property Debrief

We’ll get clear on your goals, schedule, and what you know about the property. Next, we’ll walk through your home so we can start crafting our strategy.

Step 2: Setting Your Price

We’ll provide a detailed value opinion based on the market data and go over it with you. Together we’ll use that data to arrive at your pricing sweet spot.

Step 3: Pre-Listing Process

We’ll help determine what repairs and other modifications may be needed to maximize selling value and appeal. We’ll also coordinate next steps: occupancy, repairs, landscaping, etc.

Step 4: Meticulous Preparation

We’ll begin to arrange the pre-listing marketing work: deep cleaning, staging, photography, video, title report, direct mail design and distribution, open house logistics, social media ads, final listing paperwork, etc.

Step 5: Marketing Strategy

We’ll introduce your home to the market with a coordinated marketing blitz, with the aim of maximizing showings the first weekend it’s on the market. We’ll personally contact every agent who shows the property — and every agent who simply has interested buyers — to encourage a showing. Our goal will be to heighten the chance of a multiple offer situation (a bidding war).

Step 6: Review + Accept Offers

We’ll compile single-page summaries of all the offers received and help you select the strongest offer and any backup offers. Then we’ll coordinate initial procedures with swift earnest money delivery and plan the appraisal interaction.

Step 7: Strong Path to Closing

Once we’re under contract, we will proceed to closing — on time and without hassle. If we are dealing with a home inspection, we will use the strongest possible negotiation to ensure the best outcome for you. As Certified Residential Appraisers on the FHA roster, we know exactly what pitfalls to avoid when dealing with appraisers, so that your home appraises at value with minimal fuss. To this date: every home we have ever listed has appraised at value.

Step 8: Closing

We’ll check in every week until closing to ensure a smooth, bump-free process.

How you price your home is your single most consequential decision as a home seller. We don’t take that lightly. Our job isn’t to tell you what to do with your own home, but rather to arm you with quality information to help you make the best possible decision about your most important asset. Our Managing Broker Anders is both a Certified Residential Appraiser and a Managing Broker – a combination that’s rare in the industry. Because we go deeper than most agents can, your home gets priced based on real market data rather than guesswork. Our pricing strategy also includes meaningful options for you. For example, whether or not you make certain updates; have a vacant or a renter-occupied home; or whether or not you use professional staging, for instance.

This happens more often than you think! We have extensive experience helping people in this situation, whether you are an upsizer growing your family, an empty nester downsizing, or a professional switching locations. We will give you a wide variety of options to make this as graceful as possible. This can include contractual arrangements like early occupancy or rent-back agreements, home sale contingencies (so you only have to pay one mortgage), or closing timeline flexibilities. We also have access to a wide variety of professionals like moving and storage companies that can ensure logistical certainty for you.

Securing an offer is only the first step. The real value is closing that buyer, and that requires knowing what a “strong” buyer even is! It’s easy to get excited by a purchase contract with amazing numbers. But just like how a beautiful house can sometimes hide hidden issues, an attractive offer is just surface-level. We take the initiative to call the buyer’s lender and investigate their financial strength. If the buyer is selling assets or using a home sale contingency, we always verify them and ask detailed questions about their own home sale plan. And because we’ve been operating in this market for a combined total of over 20 years, we frankly know which agents, lenders, and title companies are superstars and which ones are best avoided. Our duty isn’t to just get you a buyer; it’s to look after your interests until closing (and beyond!).

Absolutely, because a bad appraisal can wreck your home sale even after you’ve carefully negotiated the price and the inspection. In a hot seller’s market, having a low appraisal can be a very real risk because the sales comps may not have caught up to your contract price. And in any sort of market (even slower ones), appraisers can still issue work orders that slow down or even imperil closing. We plan for your appraisal proactively, including sharing in-depth information with the appraiser to make the case for your contract price, as well as advising you of likely repairs you have to make to avoid appraisal work orders. That’s why in all our years of practice, only one of our listings has ever had a low appraisal – and we reversed it.

This may surprise you, but our goal isn’t necessarily to get you the highest sale price: it’s to net you the most money. Those two things aren’t necessarily the same! You could over-spend on costly renovations that, while allowing you to list higher, end up putting you in the red. Conversely, you could cheap out on certain upgrades and end up being completely ignored by most buyers in your marketplace. Which upgrades actually net you the most money depend on a variety of factors such as the state of the market; your neighborhood, and your price point. Our job is to take all that chaos and give you clear options with actionable goals. Before you spend a dollar, we’ll walk through your home and give you a direct assessment of what will actually move the needle versus what buyers will overlook. And Anders’ appraisal background means we’re good at separating high-return updates from unnecessary ones.
